Develop your engineering career at JLL. The Operating Engineer supports operation, inspection and maintenance processes to mechanical building equipment and systems. You will be the sole engineer at a 76.6K sq foot office building managed by JLL.

Schedule: On-site, M-F, 7:30 AM to 4:30 PM with a 24/7 on-call schedule for after-hours emergencies
Reporting to: Facility Manager

Estimated compensation: $30.00-$34.41 hourly paid bi-weekly

What your day-to-day will look like: Maintain, monitor, and perform preventive maintenance and continuous operation of all building systems including: fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, primary switch gear), and hot water systems; monitors operation, adjusts, and maintains refrigeration, chilled water, reverse osmosis system, air compressor systems, and air conditioning equipment; and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; record readings and make adjustments where necessary to ensure proper operation of equipment.?
Responsible for reporting any problems/malfunctions found while demonstrating the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required to schedule the maintenance.
Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials.?
Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or clients operating within the buildings.
Responsible for keeping records of buildings rounds and readings, all engineering logs and engineering data sheets.
Responsible for informing contractors so that they are informed and knowledgeable with respects to the building's critical functions and the work they are to perform, including an incident contact response list.
Responsible for understanding and complying with emergency escalation procedures.
Required Skills and Experience: High School diploma or GED equivalent; Trade school education, union training, military service or college is desirable
3+ years of related work experience, especially in repair and maintenance of commercial buildings/equipment
Need a strong expertise with MEP especially HVAC, any HVAC certifications and licenses are desirable
Universal CFC EPA certification required
Experience using Computerized Maintenance Management System (CMMS) &/or Building Management System (BMS)
Experience using Microsoft Office (Word, Outlook, Excel, Teams)
Ability to lift up to 50 lbs.
Comfort using ladders up to 30 feet tall
Ability to frequently climb, bend, kneeling, lift and/or drive
Strong customer service skills
