REAL ESTATE SERVICES The Planning and Construction Manager is responsible for general oversight of assigned projects, both within the Premier Health System as well as other projects as assigned. Provides strategic and long-range planning through collaborating with key stakeholders for the programming, design, development, and disposition of properties and facilities. Formulates strategies and suggests changes or improvements to current plans, understanding complex and evolving priorities and resources. Executes and communicates complex business and financial analyses of strategic assessments and recommended actions. Leads cross functional teams to facilitate and coordinate major organizational projects and initiatives from concept to execution. Creates and monitors the project schedules, determines the critical path to completion, and proactively identifies and manages risks and resource constraints. Ensures a portfolio of construction and other complex projects stays on time and on budget. Holds the project team accountable for the management, coordination, and development of the real estate portfolio and off-site construction projects Supervisory Responsibilities (if applicable) Supervises FTEs: Yes Number of FTEs Supervised: to be determined Exercises full management authority including performance reviews, discipline, termination and personnel hiring Yes Fiscal Responsibilities (if applicable) Annual Revenue in Dollars: N/A Annual Capital Spend in Dollars: $5-10 MM Financial Accountability: Approves expenditures , Monitors expenditures Working Conditions: Navigate job construction sites internally or externally while inspecting Must wear safety goggles, construction hat, vest and other safety gear when inspecting jobsites. Essential Duties & Functions: Communications via various formats including email, text and voice; development and maintenance of spreadsheets for project planning, budgeting and financial management; project scheduling including critical path and gantt charts; construction site management with GCs, designers, engineers and subcontractors; and updating project meeting minutes including stakeholder contributions Education Minimum Level of Education Required: Bachelor's degree or equivalent combination of education and experience Additional requirements: Type of degree: 4-Year degree Area of study or major: Urban Planning, Real Estate or Construction Project Management Preferred educational qualifications: N/A Position specific testing requirement: N/A Licensure/Certification/Registration On-site construction project management experience required, certifications in project management and/or urban planning preferred. LEED Certification recommended. Experience Minimum Level of Experience Required: 5 - 7 years of job related experience Prior job title or occupational experience: Urban planner, real estate development, construction project manager, or real estate finance Prior specific functional responsibilities: On-site construction project management experience preferred, urban planning for mixed-use real estate development Preferred experience: Experience with healthcare construction project management and mixed-use real estate development planning and construction Other experience requirements: Knowledge of real estate computer programs. Proficient in Microsoft Office tools including Word, Excel and PowerPoint Knowledge/Skills List any knowledge or skills that an incumbent must have to be successful in the job that does not include Behavioral skills or anything stated in the above sections Assist with the planning and implementation of new facilities and retrofit of existing buildings across the system, ensuring consistency with project vision and objectives. You'll institute administration and financial management best practices and policies, quality control, contract administration, maintain GC and architect relationships, and analyze all practices relating to the planning, construction management, data gathering, design standards, and project functions within the CRE Department. Additionally, you will assist in the coordination and communication of CRE projects and dissemination of information to the correct functional support areas for execution.
