The Role

Lincoln Avenue Communities is seeking a Finance Manager to strengthen its financial operations and contribute to its mission-driven initiatives. This is a unique and exciting opportunity to oversee the financial management of our real estate portfolio, including budgeting, financial analysis, and audit coordination. A successful candidate will work closely with our internal teams and external partners to ensure accurate and timely financial reporting, supervise all aspects of financial transactions, and oversee the implementation of key policies, procedures, and controls. This role will report to the Director, Finance, and manage a team of 3-4 employees
Essential Job Functions

Manage a team of 3-4 employees who administer financials for our real estate portfolio, including completion of annual budgets, review of monthly financials prepared by property management companies, and budget-to-actual analyses.

Review quarterly valuations for all real estate holdings, including calculations of normalized net operating income and discounted cash flow models.

Liaise with property management companies and external accounting firms to review and coordinate property-level financial statement audits.

Calculate periodic distributions for real estate entities based on the waterfall terms in their underlying limited partnership agreements and loan documents.

Collaborate with other departments (asset management, development, etc.) to oversee the maintenance of our newly created database of various property metrics and assist with building out automated reporting functionality using this data.

Maintain a quarterly schedule of real estate owned to track DSCRs, LTV ratios, and other metrics requested by lenders.

Prepare calculations of and provide key information on investment transactions, development fees, and asset management fees to Corporate Accounting for use in the quarterly financial statements.

Foster a culture of continuous learning within the team, facilitating training and mentorship opportunities to enhance skills.

Design, implement, and continually strengthen key policies, procedures, and controls for the finance team as well as those of the property management companies.

Perform special projects or duties as assigned.

Requirements

Skills & Abilities

Strong background in financial accounting and US GAAP. Experience with real estate financials is strongly preferred.

Advanced Excel skills are required.

Knowledge of project management principles and practices, mainly as they apply to financial management projects.

Strong leadership skills to manage a dynamic team and drive the execution of financial management tasks while fostering a positive and productive work environment.

Strong abilities in performance management, including setting clear expectations, providing regular feedback, and promoting professional development.

Ability to manage multiple projects and prioritize key deliverables.

A high level of professionalism and integrity in dealing with confidential issues.

Exceptional ability to build and maintain strong relationships with external parties, such as property management companies and accounting firms, using persuasive communication and negotiation skills to ensure smooth coordination and collaboration.

Passionate and aligned with the company's double bottom line mission: generating appropriate returns for investors and managing great, stable communities for our residents.

Education & Experience

Bachelor's Degree in Finance or Real Estate.

CPA certification is preferred.

Minimum of 6+ years of finance experience. The ideal candidate has experience in public accounting, specifically in audit/assurance, and transitioned to a role in private industry.

Experience in a role that combines data analytics with accounting or finance is a plus.

Experience in real estate, specifically affordable housing, is preferred.

Experience with Power BI is a plus.

Prior experience managing a team.

The expected base salary for this role is $140,000 - $150,000. This represents the current target and is subject to change.
