Position Title: Maintenance Technician
Location: 300 Crossings Blvd, Warwick, RI 02886
Duration: 6-Month Contract (Potential conversion based on performance)
Shift: Monday to Friday: 7am-3pm OR 9am-6pm, Possible Saturday (on-call possible)
Payrate: $28/Hr on W2
Responsibilities:
Conducting preventive maintenance tasks within a 3-story building, including vendor escorts and ensuring completion of all tasks through the Work Order (WO) system.
Managing the WO system by completing tasks and closing them upon completion.
Regular interaction with clients, requiring strong communication skills.
Essential commercial maintenance experience is required for this role.
Key Duties:
Troubleshooting HVAC systems.
Providing support under close supervision in monitoring building system operations.
Utilizing various trade skills such as carpentry, plumbing, electrical, painting, heating, and cooling.
Adhering to codes, regulations, and safety protocols.
Performing assigned day-to-day repairs, emergency, and preventive maintenance.
Maintaining accurate maintenance and repair records.
Reviewing and estimating time/materials needed for repairs.
Assisting with equipment system installation and modifications.
Troubleshooting and repairing plumbing, kitchen equipment, drains, shops, and HVAC systems.
Conducting inspections for compliance with building codes and safety regulations.
Maintaining lighting systems and performing carpentry and locksmith tasks as required.
Responding promptly to emergency situations and providing vendor escorts.
No formal supervisory responsibilities.
Making decisions within established procedures and company policies.
Requirements:
High school diploma or GED with 2-3 years of commercial maintenance experience.
Healthcare experience is a plus.
Ability to comprehend instructions, write reports, and respond to inquiries.
Basic analytical and problem-solving skills.
Proficiency in using a personal computer and Microsoft Office Outlook.
Physical ability to perform maintenance tasks, including lifting/carrying heavy loads.
