District Construction Manager The District Construction Manager will have full P&L responsibility for the development and implementation of the construction operations within a defined business portfolio (this includes both new and existing buildings). Responsible for successful customer relations and ensuring safe, reliable, high-quality execution of the construction projects consistent with business and financial targets, leading to customer satisfaction and fulfilment of KONE business objectives. Actively manage portfolio performance in terms of progress against schedule, planning accuracy, productivity, safety, quality performance, and customer satisfaction. Ensure appropriate use of KONE installation methods and KONE Way operations management practices. Manage the Delivery Operations team, including team development and ensuring competence and optimized allocation of the resources. Key Responsibilities and Activities: Safety and Quality Proactively drive outstanding performance in Safety and Quality in Delivery Operations. Responsible for driving a culture of Safety and Quality throughout the organization. Customers Establish and promote service-minded culture and outside-in thinking in Delivery Operations. Capture and feed Voice of Customer throughout Delivery Operations. Ensure customer-centricity in all projects by understanding and serving customer needs and proactive communication throughout the project (i.e., transparency, flexibility, and dependability). Manages customer relationships, including disputes and escalations, and tracks NPI and transactional surveys. Business performance Responsible for development, implementation and attainment of an annual business plan, operating budget and orders budget utilizing KONE business processes. Accountable for financial and customer performance of projects within their portfolio. Actively monitors and reports project and installation performance, ensures action on deviations, continuously driving productivity improvements, and delivers projects at or better than estimate. Ensure effective deployment and benefit realization of KONE Way and local initiatives. Provide input and feedback about changes needed to KONE Way team. Leadership and people development Lead, evaluate, and develop employees to achieve the established budget, safety, quality and customer satisfaction goals. Identify and address competence development needs for project management and installation. Responsible for managing all people processes, including staffing, compensation, performance management, etc. Project management Ensure that KONE adds value to customers' projects with seamless and reliable project delivery. Drive profitable, reliable and efficient project management practices in line with KONE methods. Ensure accuracy of schedule, revenue and cost planning as per FL policy. Drive proactive identification and execution of value-add service and change order opportunities. Manage and develop required project management competences. Delivery Operations management Drive efficient, safe, and high-quality installation operations in line with KONE methods Organizes and operates regular portfolio and operational reviews to manage project and installation performance. Maintains and communicates order book status, resource needs and installation capacity as part of the Sales and Operations planning process. Ensures that KONE installers are trained, certified, competent and capable to carry out their work. Performs site and process audits within team to ensure compliance with installation methods, safety policies and KW/local processes Is responsible for making sure that the safety and quality audits are carried out. Accountable for optimized resource (people and tools) utilization Skills: Ability to lead and manage cross-functional teams (locally and remotely). Demonstrated ability to lead and sponsor change. Ability to conduct financial analysis for the purpose of making sound business decisions. Ability to effectively forecast and capacity plan. Ability to motivate people to attain their maximum potential. Ability to develop and foster teamwork. Proven effective customer relationship management skills. Effective oral, written and presentation skills. Strong persuasive skills. Strong project management skills with focus on safety and quality management. Ability to apply principles of logical or scientific thinking to define problems, collect data, establish facts, and draw valid conclusions. Interpret a variety of technical instructions in mathematical or diagrammatic form. Able to manage multiple concurrent tasks through effective organization and time management. Knowledge: Comprehensive understanding of KONE's processes, procedures, policies and contracts/product offerings. Familiarity with competitor product offerings and practices. General accounting and financial management principles. Sound working knowledge of property management and construction industry. Laws and regulations regarding safety and environmental governmental regulations. Sound understanding of IUEC agreement and labor relations. General and sub-contractual understanding and management principles. Experience and Education: At least five years progressive management experience (including managing people, budgets, planning etc.). Proven success in Project Management and Construction Operations business, preferably both. Minimum 4 year college degree from an accredited college/university or a minimum of 8 years of related work experience.
