Responsible for managing the day to day operations of specific facility service functions such as plant operations and grounds and to ensure that maintenance and management standards are met in a cost effective, safe and efficient manner. Works in cooperation with his/her Manager, other department leadership colleagues and approved service contractors to maintain department operations, minimizing equipment downtime and maximize the life of facility equipment and systems. Responsible for managing facility operations in accordance with approved operating guidelines as well as the corresponding budget(s). 1. Ensures that all staff under scope of responsibility actively observes and follows the department's Safety program as per approved operating guidelines and industry standards. 2. Assists in ensuring that all necessary documentation required to meet regulatory compliance standards for Life Safety and Environment of Care (EOC) is maintained and available within the department. 3. Assists in establishing and maintaining PMHD's Environment of Care (EOC) regulatory compliance; works collaboratively with other Leadership colleagues to meet all expected guidelines for Safety, Risk/Hazard Assessment and Emergency Preparedness. 4. Ensures that a proactive preventative maintenance program is implemented by staff for all PMHD plant systems as well as other key equipment as per manufacturer recommended guidelines. 5. Proactively communicates any major facility issues (equipment/system downtime, emergency conditions/repair or expected outages) with his/her Manager in order to facilitate the timely communication of such to affected stakeholders. 6. Acts as a liaison between facility services staff and requesting departments/individuals for the planning and scheduling of work to be performed. 7. Within approved limits, reviews and approves expenditures for tools, equipment, supplies, materials, repairs and additional items required to maintain department operations. Seeks appropriate and timely approval for all items exceeding the established limits. 8. Communicates operating philosophy, objectives and expectations to department staff in a continuing effort to develop the competency of the department(s) and promote teamwork. 9. Manages, directs and schedules day-to-day activities for assigned properties. 10. Successfully utilizes the facility CMMS system to manage active work orders, progression of scheduled jobs, service contracts and repair costs. Other duties as assigned from time to time. Bachelor's degree in engineering or equivalent experience preferred. Two years of facility management or building operations experience preferred. A minimum of one year of supervisory experience required in plant operations, construction or bio-medical engineering; should possess and demonstrate a working knowledge of budgets, sub-contractor management and, service contract management. Must possess a working knowledge of industry agencies such as OSHPD, OSHA & NFPA. Must possess a working knowledge of mechanical systems, Uninterrupted Power Supply (UPS) and Direct Digital Control (DDC). Demonstrate leadership abilities and organizational skills. Demonstrate communication and interpersonal skills. Able to manage and train entry-level personnel.
