We are looking for a professional Construction Superintendent with local experience in ground-up new build projects, Renovations, and T/I's.

The Superintendent position is one of the most important positions in the company, and as such requires the highest level of responsibility and accountability within the company. The Superintendent will report directly to the Director of Field Operations and will work hand in hand with the Project Manager. It is expected that the Superintendent can conduct business in a professional manner in all aspects of the project and with all players within the project.

The Superintendent is responsible for the on-site management and coordination of all horizontal and vertical construction work, site security, site safety, general conditions and field inspections, including coordination with permitting agencies and contractors to ensure work is completed in accordance with approved plans and specifications and within contracted scope of work and schedule, testing and commissioning and handing over. In addition, the Construction Superintendent fosters a team environment to ensure that effective communication, coordination of activities, and problem solving can occur.

Responsibilities include:

  • Schedule subcontractors, consultants, and vendors in critical path to ensure timely completion. Perform quality control duties and responsibilities regarding the work being performed.
  • Communicate with project team regarding ASI's, RFI's, and Material Submittals.
  • Ensure that subcontractor is fully executing and complying with his contracted scope of work.
  • Coordinate required inspections with local jurisdictions.
  • Identify subcontractor non-compliance with safety, health, and environmental quality standards.
  • Identify conflicts in construction progress and communicate them to project team for resolution.
  • Maintain daily log of activities on the jobsite using Procore.
  • Perform Superintendent duties at multiple job sites, simultaneously.
  • Ensure subcontractor has corrected all deficiencies identified by project team.
  • Walk all units on project daily to monitor activities and assist in future planning.
  • Preside over weekly subcontractor meetings designed to coordinate the work.
  • Issue notices of non-compliance to subcontractors in regard to quality of work or scheduling.
  • Ensure that the job site is always kept in a clean and organized manner.
  • Perform job progress and completion punch list identification and completion.
  • Conduct Safety Orientation Meetings and Weekly Jobsite Safety Meetings to ensure that Safety expectations are communicated to the entire project.
  • Perform Safety Audits and Observations as part of an Active Safety Program

Required Skills

  • Must be able to read, understand and interpret construction documents, drawings, specifications, scopes of work and project schedules for constructability and conflict reviews.
  • Must have the ability to create, and edit the project schedule and use it as an effective planning tool
  • Strong working knowledge of the local construction industry and contractors
  • Requires full time presence on-site as necessary based on projects assigned. Demonstrated ability to work in a team environment. Excellent written and verbal communication abilities.
  • Demonstrated organizational and problem-solving skills and ability to adapt to changing needs.
  • Excellent communication and partnering skills in order to work effectively with contractors, consultants, internal staff and regulatory agencies.
  • Proficiency with computer applications and ability to adapt to company applications.
  • Highly customer-service oriented. Trade experience and/or a desire to understand means and methods used by subcontractors
  • Mathematical skills sufficient to calculate discounts, interest, proportions, percentages, area, circumference, and volume. Concepts of basic algebra and geometry.
  • Working Knowledge of OSHA regulations and accepted Safe Work practices for the Construction Industry

Qualifications:

  • A minimum of 5-7 years' experience in on-site construction supervision/management
  • Bachelor's Degree in Construction Management is preferred
  • Must be authorized to work in the U.S.
  • Must have a valid driver's license.
  • Successful candidates are fluent in English. Spanish speaking skills a plus.
  • Must live in the Phoenix Metro area. Relocation assistance is not available.
  • OSHA 10-Hour minimum, OSHA 30-Hour preferred
  • Must be fluent in Construction Scheduling Software, preferably MS Project or similar
  • Must be able to demonstrate knowledge and experience in the Construction Industry through a list of projects and references
