The Construction Superintendent will oversee and coordinate daily construction activities at Miller's Rest Apartments in Lynchburg but could potentially work at various Lawson work sites. This position will be accountable for oversight of onsite supervision and management responsibilities across multiple trades simultaneously. Individuals must be able to manage subcontractors and construction flow appropriately. Individuals must be able to take a lead role to provide direction to subcontractors, vendors, deliveries, onsite Lawson Assistant Superintendents, and Field Techs.


Duties/Responsibilities:

  1. Oversee the job site construction process
  • Oversee onsite construction processes and coordinate daily construction activities.
  • Proficient in reading Civil, Architectural, Structural, and MEP Drawings and Specifications and identifying and recommending solutions for potential conflicts or better construction practices, if applicable
  • Operate within the project budget.
  • Responsible for weekly subcontractor coordination meetings
  • Assist in reviewing billing to work in place

2. Instruct and enforce job site safety requirements


• Maintain OSHA and E&S regulations.

3. Coordinate daily construction activity and job site logistics

  • Schedule material delivery as required.
  • Work with local utilities to coordinate installations required for building completion

4. Ensure construction installation complies with contract and program requirements

  • Comply with proper installation per contract drawings program and regulatory requirements. (Including but not limited to EarthCraft, VHDA Minimum Design, Universal Design requirements, UFAS Requirements, DEQ, any Proffered City conditions or design specifications).

5. Dictate and enforce construction schedule expedition

  • Be proactive in coordinating, implementing, and expediting construction schedules.

6. Oversee quality assurance and control of product construction


• Perform quality inspections after completion of work and before payment is released.

7. Coordinate all municipal and third-party inspections

  • Coordinate all City and third-party inspections as required.

8. Generate reports

  • Responsible for daily reports.
  • Ensure schedule is updated per process

9. Ensure punch list completion of contractual obligations

  • Responsible for creating and completing final punch list items for acceptable project turnover.

10. Generate design and ownership RFIs

11. Other duties as assigned

  • Work with Property Management Maintenance regarding training, operations, and review of warranty work items.
  • Work with the Property Management team to coordinate turnover and lease-up deadlines



Requirements:
  • Experience with running projects between $8 to $30 million.
  • Good human relations skills, and demonstrated ability to cooperate with subcontractors, residents, peers, and supervisors.
  • Ability to organize and problem-solve effectively.
  • Ability to exercise sound judgment and self-control.
  • Ability to travel between various work sites.
  • Enthusiasm, positive attitude, trustworthiness, personal integrity and honesty

Education and Experience:

  • High school diploma or equivalent.
  • Minimum 5 years of experience in commercial construction. Multi-family construction experience is a plus.
  • OSHA-10
  • Responsible Land Disturber (Virginia RLD)

Physical Functions

Bending, kneeling, stretching, climbing stairs and ladders, squatting, and lifting to sixty (60) pounds.
