Construction Services Manager (CSM) position serves as a liaison between the client and contractors. This individual will serve as an on-site representative of owner's interests in projects and ensure contractor's adherence to quality standards and schedules. This individual will also interact with contractors and owners' representatives daily. The CSM must be client service oriented and interested in beginning a long career with BEAM.



YOUR IMPACT

  • Shares knowledge with other field staff to promote awareness of industry practice and field observation requirements and techniques in diagnostic and confirming test procedures
  • Aware of visual cues to useful life expectancy of materials in the field
  • Familiar with procedures to review field conditions and correlate them to specifications and project details
  • Familiar with construction progress meeting procedures and ability to attend and assure that quality control and assurance measures are being implemented
  • Able to perform standard test procedures to identify and investigate site installation defects and errors
  • Aware of codes and standards related to building design and installation of building envelope elements of the projects overseen
  • Provides observation reports detailing observed errors and omissions in a concise and professional manner
  • Sees skill levels of other staff in the field services area and provides advisement in filling knowledge holes
  • Creates presentations or guide presentations related to knowledge area holes
  • Travels to project sites to review installation as needed to ensure quality installation of building envelope elements and provides report for project team distribution
  • Assists in construction pre-installation meetings as required, bid walk meetings, and other construction administration meetings
  • Models excellent report writing skills and email communication to the project team
  • Conduct onsite investigations, QA visits, and field review.
  • Prepare and present reports of findings to Project Manager. Evaluate future risks and provide recommended solutions.
  • Assist with feasibility review for development of project scope of work. (assessment, construction documents, forensic testing, etc.)
  • Attending OAC meetings as needed and site visits.
  • Coordinate with field technicians throughout construction.
  • Work in collaboration with Project Coordinators throughout closeout practices.
  • Assist with testing, such as but not limited to, ASTM roof flood testing standards, Fa ade assessment and testing such as (E1105, E1186, E779, AAMA 501.2, etc.), re-skinning of building, forensic investigations documentation and building commissioning.

HERE'S WHAT YOU'LL NEED

  • Bachelor's Degree in Construction Management, Architecture, or related field.
  • 3+ years construction administration experience.
  • Ability to read and interpret construction documents and schedules
  • Proficient in MS Office software, Bluebeam, PlanGrid a plus
  • Must have a valid driver's license.
  • Ability to work well under pressure, juggle and prioritize multiple projects and adjust work accordingly, often against tight deadlines.
  • Strong documentation and verbal communication skills.
  • Ability to interact with senior management, external client organizations and contractors.
  • Customer Service experience (internal / external)
  • Self-starter who has the ability to prioritize tasks on their own.
  • 1-3 years of building enclosure industry field experience or similar experience.
  • 1-3 years of successful experience documenting field work/testing
  • Strong problem-solving skills.
  • Knowledge of building enclosure codes and industry standards.

HERE'S HOW YOU'LL STAND OUT

  • 8-10 years experience in the field, providing QA/QC oversight and observations
  • 10-15 years experience with contract documents and various project delivery methods (DBB, DB, CMAR)
  • RRO and REWO preferred
  • Knowledgeable in current industry practices
  • Knowledgeable in useful visual understanding of remaining useful life of observed materials
  • Actively participating in industry organizations related to areas of expertise
