Summary:

As a member of the Construction Team, this individual will primarily be responsible for estimating and managing new restaurant openings (NRO's) and Renovation Projects for the enterprise (Taco Cabana and our portfolio of brands). This includes tracking and ordering from all owner vendors as well as hiring and supporting a network of general contractors to ensure timelines and budgets are met. Participates in the development process by assisting the real estate team with review of test fits, landlord letters of work, due diligence, and scheduling. Responsible for handling due diligence investigations for site development, zoning approvals, construction bidding/pre planning, contract negotiations, GC selection and management of the project from ground up through completion of punch out.

Essential Duties

  • Conducts site visits to document whether construction general contractors are completing their work obligations in a timely manner and to ensure that the quality and condition of the work meets company standards.
  • Conducts in-office permit application, including all permit comments in construction plans, utilities and inspections, and plan review through communication with contractors, developers, and municipalities.
  • Performs in-office project administration duties (i.e. processes change orders and applications for payment; updates project development reports).
  • Works closely with the New Restaurant Opening team staff and Operations to coordinate building turnover dates, building orientations, warranty related issues and construction defects.
  • Verifies and approves invoices and contract expenses.
  • Assists with due diligence, estimates and contract negotiations. Participates in development and reconciliation of capital estimates.
  • Protects brand standards and quality control over new development projects.
  • Ensures construction administration process is developed and executed. Manages project expenditures and job cost accounting processes including accuracy, documentation, approvals, payment reporting, and tracking.
  • Ensures compliance with company, industry, trade, and jurisdictional safety standards, practices, codes.
  • Obtains bids from vendors and subcontractors, identify qualified subcontractors, and negotiate pricing.
  • Responsible for the development of the project schedule and schedule updates.
  • Performs project close out including final paperwork, job walk through and any other follow up items with restaurant operations teams.
  • Ensures inspections and permits are approved and closed out prior to restaurant turn over dates.
  • Manages all aspect of ordering and distributing construction documents/drawings to all necessary parties (architect, engineer, general contractors, vendors, outside consultants, as well as Operations, Marketing, Accounting, etc )
  • Manages bidding from general contractors and vendors for new restaurants projects.
  • Manages ordering, delivery, and follow-up of all equipment and restaurant components.
  • Managers the ordering of survey, geotechnical, soil and environmental reports.
  • Request and follow-up on sign surveys. Places order and coordinates installation.
  • Manages the establishment of utility service accounts for construction projects.

Job Requirements

  • Must have ground-up QSR restaurant building experience and must have worked directly with the municipalities, fire districts and counties across the United States.
  • Direct contact with General Contractors that work with restaurant companies and have experience with chain properties.
  • Experience in building ground-up restaurants site development and building construction managing General Contractors and Vendors throughout the project.
  • The position requires skills in plan reading and take off, estimating, pre-construction due diligence planning and obtaining of permitting, coordination of civil and architect. Evaluating hiring and managing GC's Vendors and scheduling material deliveries. A working knowledge of kitchen equipment and restaurant layout is required. CAD experience would be a plus.
  • The person filling this position must be able to handle multiple new projects at one time meeting quota for region along with remodel projects.
  • Position requires 80% travel by vehicle and/or air servicing the enterprise.
  • Understanding of lease agreement terms.

Offering $95000 - $125000 / annual
