DESCRIPTION OF WORK

DEPARTMENT: Central Services, City of Rocky Mount.

JOB SUMMARY: Responsible for planning and managing capital projects for facility maintenance operations. This includes budget development, coordinating design efforts and managing contractors during construction. This position is also responsible for planning and coordinating preventative maintenance programs for all city facilities and related equipment.

JOB REQUIREMENTS

  • Ensuring that all maintenance processes are consistent with industry regulations and OSHA standards.
  • Drafting maintenance reports that help measure and improve team performance.

  • Hiring and management of subcontractors and other vendors for specialized maintenance work
  • Hiring and management of subcontractors and other vendors for specialized maintenance work
  • Working knowledge of building management trades such as plumbing, mechanical and electrical.
  • In-depth understanding of construction procedures and material and project management principles
  • Outstanding communication and negotiation skills
  • Excellent organizational and time-management skills
  • A team player with leadership abilities
  • Ability to use Microsoft office products such as Teams, Word and Excel

MINIMUM QUALIFICATIONS

  • High school diploma or equivalent; and two (2) years' experience with construction project management; or an equivalent combination of education and experience.
  • Extensive knowledge of building related construction and maintenance trades such as plumbing, HVAC, electrical and carpentry.
  • Possession of a valid, State of North Carolina driver's license to operate the motor vehicle operated; typically Class C.
  • Requirement exists at the time of hire and as a condition of continued employment.

KNOWLEDGE, SKILLS AND ABILITIES REQUIREMENTS

PHYSICAL DEMANDS
The work is medium work which requires exerting up to 50 pounds of force occasionally, and/or up to 30 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects. Additionally, the following physical abilities are required:

  • Balancing: Maintaining body equilibrium to prevent falling while walking, standing or crouching on narrow, slippery, or erratically moving surfaces. The amount of balancing exceeds that needed for ordinary locomotion and maintenance of body equilibrium.
  • Climbing: Ascending or descending ladders, stairs, scaffolding, ramps, poles and the like, using feet and legs and/or hands and arms. Body agility is emphasized.
  • Fingering: Picking, pinching, typing, or otherwise working, primarily with fingers rather than with the whole hand as in handling.
  • Grasping: Applying pressure to an object with the fingers and palm.
  • Handling: Picking, holding, or otherwise working, primarily with the whole hand.

WORK ENVIRONMENT
Work is performed primarily in an indoor environment. Frequent work outdoors where exposure to dust, dirt, fumes and noises is typically encountered during collection duties in all weather conditions can be expected.
