The Assistant Project Manager will serve as the point of contact to outside contractors and in-house renovation personnel. This position is accountable for managing the onsite renovations team with their day-in, day-out details of interior renovation projects and to ensure they are completed on-time, and with internal and external communication that meets best practices. The Assistant Project Manager will work closely with the Project Manager to ensure they are abreast of renovation project status including quality control, budget implications and schedule. Duties include but are not limited to: Keep Project Managers abreast of renovation project progress by providing regular updates. Serve as point of contact with outside contractors and in-house renovation personnel. Responsible for overseeing and distribute daily assignments to in-house renovation personnel. Work with outside contractors and in-house renovation personnel to complete work on schedule and within agreed upon budget. Perform and/or assist with sub-contractor scheduling, supervision and quality control. Treats all staff, vendors, tenants, government officials and others with integrity, honesty and respect. Perform and/or assist with carpentry work, painting, intermediate electrical, and plumbing duties as required. Maintain schedules and provide updates for multiple sub-contractors and performed work Track and maintain inventory. Install new appliances, electrical fixtures, cabinetry, etc. Move appliances, furniture, cabinetry, etc., with assistance. Maintain a safe work area at all times and keep shop & work area orderly and clean. Adhere to and comply with company safety policies and rules and wear personal protective equipment (PPE) as directed and recommended. Adhere to OSHA safety standards that are applicable for the safe performance of job. Report any damage or safety hazards immediately to supervisor. Maintain courteous helpful demeanor with owners, residents, prospective residents, coworkers, vendors, etc. Participate in company training classes/courses and meetings. Perform all other duties assigned by Project Managers (or other personnel acting in a supervisory capacity). Travel Expectations: Will be required to travel for business purposes up to 25% of the time Attendance at conferences, company events or community functions may be required. Job qualifications include but are not limited to: High School Diploma or equivalent. College degree preferred 2+ years' experience working in or supervising electrical, plumbing, carpentry and HVAC projects and/or service. Maintain complete working knowledge of Fair Housing laws, rules and regulations. Ability to lift and carry up to 45 lbs. Ability to bend/stoop, climb stairs, kneels, balance, reach above shoulder height, walk and twist, have a reliable vision, hearing and speech with or without corrective devices such as glasses, hearing aid, etc. Professional appearance and ability to be courteous & helpful to residents, prospective residents, co-workers, vendors, etc. Effective communication skills, both verbal and in writing. Proficient in Microsoft Suite (MS Word, Excel and PowerPoint) Position may require the ability to work any of the seven days of the week, 52 weeks of the year and may also require working on-call hours, as scheduled or as necessary. Must have a valid Driver's License.
