Position Title: Assistant Project Manager - Construction Bond Projects Payroll/Personnel Type: 12 Month (Exempt) Job : 8635 Reports to: Chief Operations Officer/Director of Facilities Shift Length: 8 Hours a Day Union Eligibility: Not Eligible Position Summary: Under the direction of the project manager, the Assistant Project Manager - Construction Bond Projects, will assist in the overall administrative and technical direction of construction projects. This position will help support, facilitate and hold the overall responsibility for planning and executing of district approved projects. Essential Functions: Work on all or parts of the construction effort to ensure projects are constructed in accordance with design, budget and schedule Ensure the district project policies, procedures, standards, etc., are adhered to accordingly As directed by the project manager, may plan, coordinate and supervise activities of company personnel on assigned projects Protect district interest and simultaneously maintain a good working relationship with contractors, architects/engineers, construction management firms, community stakeholders and District personnel Perform administrative duties such as creating, monitoring and maintaining project files (i.e., plans, specifications, designs, contracts, budgets, schedules, change orders, warranties, etc.) Prepare and distribute meeting minutes and progress reports, coordinating and setting up meetings with various stakeholders (i.e., contractors, architects/engineers, construction management firm, school leaders, District staff and community groups/organizations) Assist Project Manager with estimates, scopes of work, budgets, planning, scheduling and construction functions as required Assist with implementation and interpretation of District policies/procedures Implement and maintain project/program management tools and systems, ensuring efficient documentation, collaboration and knowledge sharing Monitor and track project progress, in being able to identify potential risks, issues, and deviations from plans, and proactively make recommendations to implement mitigation strategies Enforcement of safety plans and preventative maintenance programs Directed by the project manager, assist on-site supervisor and on-site staff to ensure building project is on schedule and within the budget Stay informed about industry trends, emerging technologies, and project management best practices, and apply them to enhance project outcomes Perform additional assignments per project managers and or Chief Operations Officer's direction Perform all other related job duties as assigned Knowledge, Skills, and Abilities: Knowledge of a variety of building design approaches, building systems and construction techniques Familiarity with building codes, fire and life safety regulations, local permitting, and inspection requirements Ability to prepare, read and understand blueprints, building plans and specifications Knowledge of construction contracts and contract administration techniques Competence in the science of project management and the ability to use project management software Familiarity with construction budgets, budget control, estimating, cost accounting and forecasting Familiarity with local planning requirements and land development ordinances Ability to act independently and exercise judgment in decision-making Proficient in MS Office Suite: MS Project, Excel, MS Word, Access, MS TEAMS and MS Power Point Ability to communicate in both verbal and written formats Excellent interpersonal skills are essential to this role Familiarity with general business practices desired Experience: Minimum of one to three years of project management and/or HVAC construction related project management Minimum of two years' experience in public sector organization, preferably a school district Comprehensive background in facilities maintenance, construction skilled trades or related programs with enhanced knowledge of construction Moderate skill and training in the use of computerized databases, spreadsheets, graphics, CAD and geographic information systems are desirable Working knowledge of the land development and building permits process, of building and fire/life safety codes requirements is necessary Knowledge of construction contracts and contract administration is required Education: Bachelor's Degree in Project Management, Business Administration or related field (required) Certification in Project Management (i.e., Project Management Professional (PMP) certification) Physical Requirements: Standing, walking, sitting, climbing, stooping or crouching, kneeling, reaching, pushing grasping, talking and hearing Clarity of vision at 20 feet or more and 20 inches or less, bring objects into sharp focus and see up and down or to the right or left while fixed on a point Light to Medium work - exert up to 25 pounds of force continuously and/or over 60 pounds of force frequently to lift, carry, push, pull or otherwise move objects Must have a valid driver's license Must be physically able to operate a motor vehicle Working Conditions and Environment: May be exposed to extreme outdoor temperatures as well as potentially hazardous environments Must be able to work cross-functionally between various district locations Exposed to odor, noise, dust, chemicals and/or other elements.
