SUMMARY The Assistant Project Manager is a position that is in the process of transitioning from a Project Engineer to a Project Manager. The Assistant Project Manager may be required to perform all Project Engineer job responsibilities and may be required to perform efficient administration of one or more small construction projects. The Assistant Project Manager assists the Project Manager in the areas of project costs, profitability, and client relationships - and works in conjunction with Superintendent to achieve project goals. ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned. 1. Establish and manage the administrative requirements of a project in conformance with Project Management Procedures Manual. 2. Review, understand, and comply with all the requirements of the contract between owner and contractor. 3. Review and understand the Project estimate; assist Project Manager with development and management of cost control and document control procedures for each project. 4. Assist Project Manager with Total Project Delivery, including project costs, scheduling, client relationships, and profitability. 5. Responsible and accountable for day-to-day contact and coordination with project owner, and design team. Meet regularly with client and designers to ensure ongoing satisfaction. 6. Perform subcontractor bidding and negotiations as appropriate and under the direction of a Project Executive/Senior Project Manager. 7. Control and anticipate project costs. Assist with preparation of monthly total cost projections. 8. Work in teamwork with Superintendent to manage construction process. Regularly walk the project to review performance. Take appropriate and timely action to remedy any deficiencies. Bring all field issues to the attention of the Superintendent or General Superintendent (as applicable). 9. Perform estimating and value engineering as required by the project. 10. Assure that subcontractors comply with insurance and bonding requirements. 11. Responsible and accountable for timely and accurate submittal of progress billings and to ensure timely collection of funds from the project Owner. Review and report on status of monthly progress billings and status of owner payments with direct report at least monthly. 12. Responsible and accountable for timely project close-out. 13. Estimate, prepare and negotiate change orders. SUPERVISORY RESPONSIBILITIES Supervise Project Engineers and Project Administration staff as appropriate for each project. QUALIFICATIONS Minimum of 4 years of experience as a Project Engineer. Basic competency of Enterprise software, budget/commitment differentiation, cost control techniques, and cost projection procedures. Good communication and interpersonal skills required. EDUCATION AND EXPERIENCE Educational and experience requirements include: 4-year engineering or business degree or equivalent-related experience, plus experience/knowledge of construction, design, finance, and management. Beginning understanding of corporate and industry practices, processes, standards, etc. and their impact on project activities.
